I'm currently looking at possibly buying an apartment to rent out as an investment. I have been doing my calculations based on a long term rent, but I've also considered going down the AirBnB route. Short term lets are obviously less secure as they are not guaranteed, but on the other hand if you can get the bookings they can be very lucrative, more than double the income of long term lease if you can get even 30% occupancy.

In Ireland the law makes it very sticky but I'm looking at property in Northern Ireland. From what I can gather you just need to ensure that the building lease agreement doesn't prevent short term lets and that your insurance is suitable.
